Reader question: Monty, I am a CEO contemplating an offer for a change of venue and job.

More than ever, the relocation package quality can make or break a deal. Is there a checklist, or something that could help me quantify what a white glove relocation package would entail and cost?

For example, packing and moving HHG, auto relocation, real estate taxes, closing costs, buying down mortgage, temporary living, house hunting trips, tax implications (gross up) and loss on sale protection are what I recall from my last relocation.

Any document or checklist you could send me would be immensely appreciated (average cost ranges would be particularly informative). Ultimately, I want to have an accurate assessment to negotiate the best possible deal.?? Thanks. Bill M.

Despite Lack of Rent Growth, Large Warehouse Portfolios Attract ...

Institutions Opt For Large Transactions to Increase Efficiency As Warehouse Investments Take Center Stage

With demand for U.S. industrial space rebounding and still relatively little new supply on the horizon, institutional investors are once again out scouring the market for warehouse portfolios, prompting heated bidding for larger and pricier transactions.

Institutional funds such as Blackstone Group LP and AEW Capital Management, private REITs and equity firms such as Industrial Income Trust, Verde Realty and Cole Capital have been the most active buyers of industrial real estate so far in 2012. THe lack of available high quality core properties is causing capital to flow into stronger secondary markets such as Phoenix, Houston and Portland, according to information poresented during CoStar?s Second Quarter Industrial Review and Outlook this week.

Returns on warehouse and distribution property investments have exceeded its office and retail counterparts in recent quarters, although the relatively small average deal size of between $10 million and $25 million commanded by even top-grade warehouse properties often deters institutional investors from dealing for individual properties since they face more competition from prospective buyers.

The largest industrial property transaction of the first quarter was a portfolio purchased by Verde Realty from AEW Capital for $290 million. However, three deals in a single week early in the second quarter eclipsed that amount, led by Blackstone?s massive $770 million purchase of 65 assets across nine states totaling 16.6 million square feet from Australia-based Dexus Property Group.

"The portfolio premium is back in the market," after large trades all but disappeared from the market during the recession, said Rene Circ, director of industrial research for CoStar's Property and Portfolio Research (PPR). "The story from this quarter is that industrial is back on investors' radar. These portfolios are trading because the large institutions want to play a lot of capital at a time. Paying $10 million (to buy) one building at a time is way too inefficient for them."

And stronger trading activity may prompt some opportunistic investors to attempt to "roll up" their own portfolios in hopes of selling it and capturing the premium that buyers are willing to pay, added PPR Senior Economist Shaw Lupton.

Along with low U.S. interest rates and an increasing demand for well-located logistics property by companies reconfiguring their supply chains, part of the reason for the uptick in investment sale volume is the continued strength of warehouse fundamentals, which rebounded from a relatively soft first quarter.

The U.S. industrial market posted 35.5 million square feet of total positive net absorption in the most recent quarter - well above the historical average of 21 million square feet -- with 142 markets showing positive absorption, the most since demand began to rebound in 2010.

The national vacancy fell to 9.2% in the second quarter, down 30 basis points from the first three months and 92 bps lower than a year ago. Despite the higher absorption, lower vacancy and very little new construction, asking rents remained flat for the quarter in most markets.

"It?s still a market that?s getting better, but there?s still too much space available, that explains why rents are still not coming back," Circ said. "We?re not expecting a huge increase in demand for industrial real estate. Given the miniscule amount of new construction, vacancies will continue to trend downward, and it?s very easy and quick to build warehouses, so it?s almost certain more building will occur."

"I can see a scenario in the next quarter before the election where only the companies that have to pull trigger will do so."

However, on the investment side, foreign capital continues to see upside in North American logistics and industrial property, as evidenced by the recent entry into the market by Australian CRE investor and developer Goodman Group, according to Jones Lang LaSalle.

Goodman Group expects to invest $1.5 billion in the sector across North America, mainly in new developments, through an agreement with Irvine-based Birtcher Development.

Jones Lang LaSalle, which acted as strategic advisor on the Goodman-Birtcher agreement, views the influx of foreign capital to the U.S. industrial market as one of the key trends driving the resurgence of the sector.

The venture will focus on the West Coast logistics hubs of Los Angeles, San Francisco and Seattle, and East Coast markets including New York, New Jersey and Central Pennsylvania.

"With favorable market conditions, increasing demand and a lack of large facilities in A+ locations, the time was right for Goodman Group to move into the U.S. industrial real estate market," according to Tim O?Rourke, executive vice president at Jones Lang LaSalle.

Secret identities aren?t just for superheroes anymore. Researchers have found that a protein present in everything from amoebas to people is living a double life. Once it binds to DNA, the protein, called RfaH, rips apart?and then refolds into a different shape, to do a different job.

RfaH is a transcription protein?attached to or freed from a stretch of DNA, it determines if a gene is expressed or not. But once the protein has carried out its task, its helical structure unravels. Within seconds, it refolds into a barrel structure, which has a new role, this time in translation, where it helps the cell produce amino acids for new proteins. The study is in the journal Cell. The next step is to find out if the barrel can refold into the helix. After that, researchers want to see if proteins similar to RfaH?which are present in all life on Earth?are capable of comparable molecular contortion. Which would mean a lot more bang for our protein buck.

Satellites reveal sudden ice melt

Greenland's massive ice sheet has melted this month over an unusually large area, Nasa has said.

Scientists said the "unprecedented" melting took place over a larger area than has been detected in three decades of satellite observation.

Melting even occurred at Greenland's coldest and highest place, Summit station.

The thawed ice area jumped from 40% of the ice sheet to 97% in just four days from 8 July.

Although about half of Greenland's ice sheet normally melts over the summer months, the speed and scale of this year's melting surprised scientists, who described the phenomenon as "extraordinary".

Nasa said that nearly the entire ice cover of Greenland, from its thin, low-lying coastal edges to its centre, which is 3km (two miles) thick, experienced some degree of melting at its surface.

"When we see melt in places that we haven't seen before, at least in a long period of time, it makes you sit up and ask what's happening," Nasa chief scientist Waleed Abdalati said.

"It's a big signal, the meaning of which we're going to sort out for years to come."

He said that, because this Greenland-wide melting has happened before, Nasa is not yet able to determine whether this is a natural but rare event, or if it has been sparked by man-made global warming.

Scientists said they believed that much of Greenland's ice was already freezing again.

Until now, the most extensive melting seen by satellites in the past three decades was about 55% of the area.

Ice last melted at Summit station in 1889, ice core records show.

The news comes just days after Nasa satellite imagery revealed that a massive iceberg, twice the size of Manhattan, had broken off a glacier in Greenland.

"This event, combined with other natural but uncommon phenomena, such as the large calving event last week on Petermann Glacier, are part of a complex story," said Nasa's Tom Wagner.

Glasair Sold To Chinese Company

Glasair, which sells a popular line of homebuilt aircraft and offers the "two weeks to taxi" option at its Washington factory, announced on Saturday that it has been acquired by Jilin Hanxing Group, based in China. Fang Tieji, chairman of the company, has formed Glasair Aviation USA LLC. The new owners plan to invest "substantially" in Glasair's existing product lines, starting with certifying the Sportsman design, according to the company's news release. "There are no plans to relocate or terminate any existing Glasair Aviation employees," according to the company statement. "Mr. Fang plans to retain Glasair's U.S. headquarters, management team and employees."

Glasair joins other general aviation companies that have been acquired in recent years by Chinese owners, including Cirrus Aircraft. Hawker Beechcraft is currently negotiating with a Chinese company for a possible sale. TRADITIONAL AMISH BUGGY AND HOME

While visiting the Amish country in Pennsylvania and Ohio I had the fortune to see an Amish buggy and visit inside an Amish home were we were served a wonderful meal. ?Below are the photos of that experience.

AMISH BUGGY

The Amish buggy is a common sight along the country roads of Lancaster County in Pennsylvania and in the nearby state of Ohio. ?Although the?Amish religion?allows the Amish people to ride in automobiles, as well as buses and trains, they are forbidden to own one. ?In fact, of all the worldly possessions available, the car is considered the most dangerous to the unity of the community and the purity of the culture. ?It is believed that car ownership would lead to the breakdown of the Amish community by opening the floodgates of social and cultural change. ?Instead, the Amish use horse-drawn carriages or wagons for local transportation. These horse and buggies tend to travel at an average speed of 5 to 8 miles per hours. Since the Amish rarely travel very far distances, this leisurely speed is not a problem. ?In fact, because the horse and buggy is so limited compared to the automobile, the people are more inclined to remain within the confines of their family and community, rather than outside of it.

AMISH HOME

Simplicity as a Virtue?

Although modest and simple, the typical Amish house reflects the importance of the family, daily work, and humility. ?Amish homes are usually large with two stories since many Amish families consist of six or seven children. The homes tend to be plain and are usually painted white, green, blue or brown which are the colors of nature. ?Amish farmhouses tend to have double or triple dwellings to house the grandparents. Traditionally among the Amish community, adults retire from active farming when they reach their fifties. ?When they do this, they move into an extra house that has been built on the land. ?A married son or daughter then takes over the main house along with the primary responsibilities for the farm.?

INSIDE THE AMISH HOME

Everything within the house is functional. To preserve the religious value prohibiting pride and vanity, pictures and photographs are not hung on the walls for decoration. ?Amish furniture is well-made and sturdy but modest in design. ?Curtains, shades, and quilts may feature colorful designs but are also modest and simple. When designs are used, typical motifs tend to involve depictions of nature such as doves, roses and trees. ?

As part of the Ordering and the tenets of the?Amish religion,?electricity is not used within Amish houses. ?Instead, alternate means of energy are used. ?For instance, in Amish kitchens refrigerators and stoves are often powered by various types of natural, propane or bottled gas or kerosene.

Special allowances are made in the Amish built home to accommodate the prohibition against electricity. ?For instance, homes often feature skylights to increase the lighting and inverters are sometimes used to pull currents from a battery source so that appliances such as electrics fan can be used.

However, you won?t find a telephone, television, stereo, or computer in an Amish teenager?s bedroom or anywhere else in the house. ?Such items are strictly forbidden.?

HOME MADE MEAL

After viewing the home and surrounding land, we were treated to a sit down dinner prepared by our Amish hosts, and the younger members of their family, from items grown in their garden or brought from the neighboring farm.

The Amish do not permit photos of them, but I was granted permission to take the above photos, which I was very grateful.

How to take spectacular photos of your car with your iPhone

Is your car your pride and joy? Do you regularly dedicate hours of your time to washing and detailing your beautiful vehicle? Have you secretly dreamed of hiring a photographer to take professional photographs of your most prized possession? Then this tutorial is for you! This installment of iMore's photography series is all about cars and how to get the most spectacular photos of your car with your iPhone's camera.

Choose a nice environment

Nothing will ruin a photo of a beautiful car more than an ugly environment. How can your viewers soak in the beautify of your car if it's surrounded by a distractions like messy garages, driveways, parking lots, or car dealerships. In every car magazine, the photos of car are showed off in locations that enhance the overall appearance of the car, not that distract from it. You should do the same. I'm not going to deny that this will probably be the hardest part about getting an awesome photo of your car, but it's so worth it.

I wasn't too thrilled with the location I chose to take photos of my car for this article, which is why I chose jammer148's photo for this section instead. (Thanks jammer148!)

Clean your car

The above photo is an example of the type of photo you do not want to show off. What's the first thing you notice? The pile of dust on my bumper? Yeah, me too. Any level of dirt on your car will stick out like a sore thumb, so make sure you give it a good washing before taking it out for photos. In my case, most of the dirt appeared on my car while getting to the location, so I recommend bringing some car wipes and touch-up cleaning supplies with you to take care of situations like this. You can't predict what will happen -- like getting stuck behind some jerk who sprays you with windshield-wiper fluid (I hate that!).

Now, there is one except to this rule -- vehicals that are meant to be dirty. For example, perhaps you take your truck four-wheeling in the mud. If that's you, then you want the opposite of clean. Go take your truck out on an adventure, then take photos. Just make sure you take the photos in the appropriate environment. A filthy truck in a driveway looks like a filthy truck in a driveway. A filthy truck out in the hills and a mud puddle looks bad ass.

Interesting angles

Your average person will take a photo of their car by stepping back until their vehicle fits in the frame, then snap the picture. Don't be average. Get creative with your angles. Get low. Get high. Add tilt. Step a little to the left. Aim not to take a snapshot of your car, but a portrait of your car. Little things like turning the wheels of your car will also add interest and dimension to the final photograph. I recommend taking a look at some car enthusiast websites and magazines for inspiration before taking your car out for its big photo shoot. You can even save examples you like in your Camera Roll to reference.

Get the details

Some of the most interesting aspects of a nice car is in the details, so make sure you get some photos focusing on them. Are you particularly proud of the specific model of car you have? Focus on that. How about those alloy wheels, fancy sport shifter and pedals, and detailed stitching in your leather? What about the engine? Get it all! Everyone knows what the outside of a corvette looks like, but not everyone has had the opportunity to sit in one and take in all the details -- show them what they're missing. And again, make sure those details are spotless; whip out the Q-tips if you have to!

Go wide

Most professional car photographers use wide angle lenses when photographing cars because it adds dimension and a creative look to their photographs. If you own an external wide-angle lens accessory for your iPhone, bring it along for your car's big photo shoot. If you don't, you can achieve a similar effect with panoramic photography apps like Autostitch.

HDR

HDR photography with cars is very popular and can result in an interesting look, so make sure you experiment with this idea! If it's a sunny day with lots of harsh shadows, I definitely recommend using the built in HDR feature in your iPhone's Camera app. This will help make skies bluer and bring out details that are in the dark. But if you're interested in getting creative with more drastic effects, head to the App Store and try out some apps specific for HDR photography. The above photo was taken by the winner of our car photography contest winner and he used the app HDR Fusion to achieve this look.

Leaked EOS M photo looks like Canon's longawaited mirrorless camera

At this point, after strong hints and even patents, a Canon mirrorless camera is all but certain. The only question is what it'll look like and how it'll compete with other Micro Four Thirds and APS-C shooters like the Olympus E-M5 and Samsung's NX range. The image above may at least help to answer the first part of that question, if it isn't a masterful photoshop. It was reportedly leaked by retail sites and captured by Digicame-info, and it appears to show an unknown model called the EOS M (shown in the top left corner) -- which does indeed look like a thin and lightweight mirrorless ILC. MirrorlessRumors also notes the presence of an entirely new mount: the EF-M -- which may mean that Canon is moving away from the inbetween sensor size it used in the G1 X and possibly towards full APS-C. An official announcement is expected on July 23rd, so we'll know plenty more then.
